Things you can do if you fall behind
1. Communicate -Contact your mortgage company to see if you can modify the terms of your loan, work out a new payment plan, if only temporarily, or refinance the loan with more favorable terms.
2. Consider your options - If reworking the terms of the loan is not possible, consider selling the property even if it may be worth less than you owe. Most lenders would rather agree to a short payoff, rather than incurring the time delays and costs of foreclosure.
3. Cut back - If you have large car payments, get them reduced. Get a used car with a lower payment or refinance your current auto loan.
4. Pay the Mortgage 1st - Pay your mortage before you pay your credit cards. Keeping a strong mortgage history will enhance your mortgage options in the future.
A proactive approach to evaluate your options and take action to resolve the situation, is far better than ignoring the facts and hoping that they will just go away. You will benefit in the future emotionally and financially by avoiding the foreclosure process. Remember, this is just a season in your life and better times are ahead.
